Terms and Conditions:

Booking requirement: At the time of booking we request that 50% of the cost is paid to us via cheque or bank transfer, details of which will be supplied to you when you contact us. The balance of the booking is payable six (6) weeks before the commencement week. If at the time of booking the commencement week is within six (6) weeks time we will request 100% of cost of the holiday to be paid at the time of the booking.

Damages Deposit: To protect us from loss due to potential damage caused during your stay, we request that you send us a cheque for £100 / EUR 150 made payable to us. We will not cash this cheque and it will be returned to you for you to cancel within one week of your departure assuming that no unreasonable damage has been incurred.

Pet Policy:

We are happy to accommodate well behaved pets subject to a pet surcharge of £30 per stay and the following rules being adhered to:

· Only small dogs please, and no aggressive breeds.
· Dogs must be free from flea’s
· Pets are not allowed on couches, bedding, or furniture.
· Pets MUST NOT be left at the property unattended or tied up outside.
· Guests must clean up after their pets, under no circumstances should pet faeces be left on the garden or premises.
· Noisy or Barking dogs will not be permitted.
· Pets are not permitted to disturb the peaceful enjoyment of our neighbours and hence should not be deemed a nuisance.
· A maximum of two pets during anyone stay
· We reserve the right to withhold/or seek additional funds from you for extra cleaning associated with removal of pet hair, pet faeces or damages caused by Pets (e.g. scratches).

Commencement Day: The weekly bookings run from Saturday to Saturday.

Check in/check out times: Check in time is from 4 PM on the day of commencement to allow for change overs, if the accommodation has not been used the week prior this may be earlier, but please enquire beforehand to avoid disappointment. Check out time will be at 10 AM on the Saturday that you leave.

Cancellations: If you need to cancel your booking for whatever reason, the booking deposit or full balance paid will be forfeited unless we are able to find a replacement guest for your booked week.

No shows: If you do not show up for a confirmed reservation we will not be liable and your deposit or full payment will be forefeited.

Insurance: We strongly recommend that you take out holiday insurance for your stay as with any holiday as we are not liable for circumstances beyond our control such as cancellations, no shows, illness, your ability to make the booked dates etc. and you will forfeit your deposit / full booking fee.
